A 30,000 sq ft industrial workspace set within a restored 1930s warehouse in Waltham Forest, East London.
We provide flexible commercial units for businesses working across creative, manufacturing, lifestyle and food — a place where ideas are made, built, and grown.

Originally built in the 1930s, the building has been carefully reimagined to suit modern businesses while retaining its industrial character. In 2015 we undertook a full programme of repair and refurbishment, transforming the space into seven self-contained units.
Each unit combines practical functionality with the raw qualities that make industrial buildings compelling — high ceilings, exposed steel, concrete floors, and generous natural light from original rooflights.
Every unit is designed to work hard: three-phase power, electric shutters, loading bay access and additional storage as standard.



Mentmore Studios is home to a diverse mix of tenants — from makers and manufacturers to food businesses and creative organisations. Turning Earth, Furnishing Futures, Pavilion Bakery and Portal Brand. What connects them is a shared focus on quality, craft and independence.

We manage the estate ourselves. That means no layers, no delays — viewings happen quickly, lease queries are answered directly, and maintenance issues are dealt with properly.
Being a good landlord is about being present, responsive and fair. It's why many of our tenants stay with us long-term. We offer flexible leases and take a straightforward approach to how we work — clear, practical and easy to deal with.

Mentmore Studios is located in Waltham Forest, between Leyton and Walthamstow — well-connected across East London and beyond. Our location offers easy access for both logistics and commuting, within one of London's most active creative and industrial areas.
Before moving to Leyton, Mentmore Studios was based in a Victorian factory in London Fields, Hackney, where we worked with a community of desk-based creatives. That same spirit — independent, collaborative, grounded in making — continues to shape what we do today.

Mentmore Studios is led by Dominic Wilder, who sets the long-term vision and direction of the business, alongside Lexi Whiteford who leads the business operations.
Together, we focus on creating and maintaining a community that works. Mentmore Studios is more than a set of units — it's a community and working building, shaped by the businesses inside it. Evolving over time, always grounded in the same principles: great spaces, well managed, for people doing meaningful work.
